2025 was a great year. I finally cracked the Top 50 Realtors in Toronto list. This is not an easy feat — especially in the toughest Toronto real estate market we’ve seen in 30 years.
Someone recently asked me what makes the top real estate agents in Toronto so successful. What is it that they have that other people don’t? Why are so many buyers and sellers willing to trust these top agents with their biggest asset and their largest financial moves?
As a top real estate agent in Toronto, I can wholeheartedly say that it comes down to three things:
confidence, property preparation, and communication.
These are the traits that separate average agents from the top real estate agents in the city.
Confidence
Let’s start with confidence and one of my favourite memories.
It was 2016, and my friend Kate and I decided we were going to try to get into the very last Tragically Hip concert ever. Gord Downie was dying, and we wanted to sing Wheat Kings one last time. We didn’t have tickets, but we did have the confidence to walk up to Will Call and ask if there were any unclaimed tickets.
We scored amazing seats and sang all night long.
But wait — that’s not even the good part.
After the show, Kate and I went to a local bar so she could take her mind off a doofus she was dating. Sitting at the bar, I was approached by a very charismatic bald man (think Harry from Sex and the City). I told him, “You’re perfect… for my friend Kate.”
He found Kate, pulled her onto an empty dance floor, embarrassed himself, and then came back to our place for hours of conversation.
Today, Kate and Troy have two beautiful daughters and the happiest marriage I’ve ever seen.
Confidence is king.
Toronto real estate has been famously unpredictable over the last eight years. Being Canada’s top destination for immigration keeps our buyer pool diverse, opinionated, and global. As a Realtor Toronto clients rely on, I work with people from all over the world who have very different expectations and buying styles.
Earning trust is not always easy.
Confidence is essential from the first meeting — whether I’m showing you what your home is worth, how to maximize its value, or giving you the confidence that the deal will close as promised.
Confidence doesn’t happen overnight. It’s built through years of experience, mistakes, negotiations, and market cycles. After 17 years in this business, I only take on work I know I can execute at the highest level.
Confidence is also knowing what you’re good at. For example, my experience, expertise, and processes make me the go-to agent for physicians and medical professionals in Toronto.
Property Preparation
There’s a real estate agent Toronto has seen everywhere on bus shelters and billboards. He picks up a lot of clients, but sadly doesn’t always deliver great results. His listings are often underprepared and fail to reach their full potential.
That’s not how the top real estate agents in Toronto operate.
Top agents think strategically:
- Is this property desirable?
- What would make it more desirable?
- How can we increase its perceived value?
A Case Study
In 2018, I took on a listing for a 1+1 downtown condo. The market was flat and we needed to create value.
The den was large enough to convert into a second bedroom. We installed a wall, sliding door, and closet. That $5,000 investment increased the value by $75,000.
We then:
- Painted the entire unit
- Updated light fixtures and faucets
- Added decking to the patio
- Deep-cleaned the property
- Fully staged the home
We don’t use virtual staging for sales — only for rentals. In a slower Toronto real estate market, first impressions matter more than ever.
We hired Bird House Media for photography and video and launched with a full online marketing plan and budget.

The result?
The condo sold in eight days for a record price — in a terrible market.
Preparation sold that property, not luck.
Your property will sell if it’s priced correctly, prepared correctly, and marketed aggressively. That’s the trifecta for success.

Communication
This is where great agents become exceptional.
It helps that I have a communications degree. What helps even more is that I’ve been a big talker my entire life — and a much better listener over the last two decades.
Every report card said:
“Danielle is a great student, but she talks too much and is very distracting.”
I prefer to believe my teachers were simply boring.
Being able to clearly convey information to sellers, set expectations, and guide buyers to confident decisions is what closes deals.
The Black Coffee Analogy
A woman walks into a coffee shop and says, “I don’t want black coffee.”
The barista asks, “Then what do you want?”
She replies again, “I don’t want black coffee.”
The barista is now confused. The woman keeps repeating, “I don’t want black coffee.”
What she actually wants is a latte — but she doesn’t know how to ask for one.
She will never get a latte because she can’t communicate what she wants.
Real estate works the same way.
When expectations, timelines, budgets, and negotiation strategies aren’t clearly articulated, mistakes happen.
The top real estate agents in Toronto use project management platforms, data analytics, and weekly progress reports to clearly communicate market conditions, property performance, and buying opportunities.
This is what separates professional advisors from door-openers.
