A Toronto Real Estate Agents’ Guide to Preparing for Spring Sales!

Hello all of you beautiful people! The sun is shining, the weather is changing and I think I speak for all of us when I say…WE NEED THIS. As most of you already know, my name is Danielle Demerino and I am a top realtor in Toronto focusing on areas from east Toronto all the way to Burlington. It’s been an incredibly busy time for us real estate agents all over. Sales continue to rise and we continue to look high and low to full-fill our buyers and sellers needs. If you are looking to sell your home this spring, here are some tips and contacts to get the ball rolling. If you are looking for a Toronto real estate agent or in the surrounding area, please feel free to give me a call at 416-728-5401.

EXTERIOR:

Clean Windows, Mirrors and Eaves

Clean windows and mirrors will create a much more inviting feeling to your home when selling. While this is something you can do yourself, if you are looking for a trusted source who can clean windows or your eavestroughs, contact Sunnyside Windows and Eaves.

Minor Repairs, Updates & Painting

We all have those pesky jobs around the yard that have stared us down so many times that we have simply forgotten about them. Take some time to look through your yard and make a list. What projects can you take on yourself? If you simply don’t have the time to take on the work and don’t know who to call, try using the website Bark. Bark is a company who helps connect people directly to the service provider that they need. Simply type in what you need, then your postal code, and hit search. You will then be prompted to answer some questions about the service and a quote will be emailed to you!

Landscaping

It’s amazing what the spring does for our senses. The green trees and the vibrant colours from the flowers bring a pleasant internal feeling that is unexplainable. If you are looking to sell your house, upping the landscape game can do wonders for bringing in potential buyers. If you are looking for a trusted company to do any type of landscaping or construction to help anti up the value of your home, contact Ricardo 416-605-8728 at Select Landscaping in Toronto.

INTERIOR:

Declutter & Remove Personal Items

When prepping your home for selling, your Toronto realtor will likely tell you during the staging phase that in order to have potential sellers connect to your home, you will need to remove your personal items and declutter. Remove personal pictures, trinkets, and clutter. Allow the buyer to get a feel for the space without having your family photo stare back at them! Your realtor will likely take it a step further and stage your home with furniture that better suits the space.

Update the Look & Feel

If you are looking to work on the interior design of your home on your own but need some guidance, you have to call HOMEKIN! This is a service that pairs you with a project manager and interior designer who will take your inspiration and wants and translate them into a magazine worthy interior on a budget. It is a one stop shop. They will create the floor plan, your shopping list and direct you on where to purchase everything. They will work with you on a project as small as one item to an entire room. Check out their pricing plans here.

Minor Repairs, Updates & Painting

I’m sure that most of you are already composing a list in your head of all the things you need to do. Before you go overboard, remember that the purpose is to sell your home and get the best value. Make sure that the repairs and updates are things that will bring in the money that you put forth. In other words, don’t just start throwing money at your home. Take the time to decide will this bring value, will the buyer want to renovate regardless of my updates, can I use what I have and alter it?

Here is a perfect example. Older kitchen cupboards are often that same old school wood colour. White cabinets are timeless and really open up a space. Painting your cabinets allows a potential buyer to see a brighter space that will appear larger and avoid them having to try and guess what that would look like rather than replacing the cabinets.

Similar to Bark, if you are looking for maintenance, repairs or updates around the house, there is an app called TaskRabbit. Similar to Bark, you put in your address, find local service providers, chat with them about the job via their direct messaging tool and schedule your worker! This tends to be cheaper and incredibly simple to find someone for the job.

If you have any questions please give me call, I would be happy to help you get ready for spring selling!
